IAN HELFRICH PROPERTY LAB: NONCOMMERCIAL USE AND COMMERCIAL LICENSING Version 1.0, September 12, 2026 Rights holder: Dr. Ian Helfrich Commercial licensing contact: https://ihelfrich.github.io/contact/ 1. Scope These terms apply to the original software, interface, documentation and other copyrightable expression in the St. Louis City & Property Lab that Dr. Ian Helfrich owns or is authorized to license (the "Tool"). They include the authored property-map, property-research and financial-scenario components served at https://ihelfrich.github.io/st-louis/ and their corresponding original source files. All rights not expressly granted are reserved. These terms do not claim ownership of public facts or independently obtained government records. They do not replace the licenses or terms of third-party code, fonts, imagery, maps, datasets or services. Those materials retain their own notices and terms, including any applicable attribution and share-alike requirements. Earlier rights validly granted under another license remain subject to that license. Other portions of Ian Helfrich's website are outside the scope of this notice unless they expressly incorporate it. 2. Noncommercial permission You may access and use the hosted Tool without a fee for personal, educational or community research that has no commercial purpose. This limited permission includes temporary browser copies needed to use the hosted Tool. It does not grant a general right to redistribute, sublicense, sell, or operate a competing hosted copy of the original Tool. Any rights granted separately by a third-party license or applicable law remain unaffected. 3. Commercial use requires a separate written license You must obtain a written commercial agreement signed by Dr. Ian Helfrich before any commercial use of the Tool. Commercial use includes use for a business, investment, brokerage, property acquisition or development, paid consulting, client deliverable, revenue-generating service, resale, or commercial product integration. Internal business use and use that indirectly supports commercial activity are included, even if the Tool itself is not resold. Public availability of this website or its source is not permission for commercial use. A noncommercial permission cannot be used to avoid obtaining a commercial license. 4. Two-part commercial tariff The commercial agreement must specify both: (a) a base license fee; and (b) a percentage-of-sales royalty. The resulting fee structure is F + r × S, where F is the agreed base fee, r is the agreed royalty rate, and S is the sales base expressly defined in the signed agreement. A zero sales base does not eliminate the base fee. The base-fee amount, currency, covered license period, royalty rate, definition of covered sales, attribution rules, deductions, reporting schedule and payment deadlines must be stated in that agreement. No numerical fee, royalty rate or definition of sales is supplied by this public notice. Until a commercial agreement is signed, no commercial license is granted. This notice does not itself calculate, collect or charge a payment. 5. Rights-holder exemption Dr. Ian Helfrich's own use of the rights he owns is unrestricted and incurs neither the base license fee nor a sales royalty. This exemption does not automatically grant a commercial license to another person or organization. 6. Data and outputs Keep source attribution, record dates and material limitations with exported research. The fee requirement governs licensed use of the Tool; it does not make public facts proprietary or impose a fee for independently accessing the originating public-data providers. Third-party data rights remain intact. 7. No warranties or automatic professional conclusions To the extent permitted by applicable law, the Tool is supplied "as is" without warranties of accuracy, completeness, availability, merchantability or fitness for a particular purpose. Records can be incomplete or outdated. Assessments, transfer amounts, source-name indicators, permit applications and planning notices are distinct evidence and do not by themselves establish market value, beneficial ownership, common control, project approval or completion. Nothing in these terms excludes a right or liability that applicable law does not permit to be excluded. 8. Further permission For commercial use, redistribution, integration or another permission outside section 2, contact Dr. Ian Helfrich and execute the applicable written agreement. Copyright 2026 Dr. Ian Helfrich, to the extent of the original rights he owns.
